column line, and dock doors, drive-in doors, egress stairs and offices sit where the
architect drew them.

Demised on column lines 8, 6 and 3, listed north to south. Unit 1 is the
north end unit. Unit 4 gives up one 54' bay to Unit 3, which drops it to the 100'-6" south end bay. That line is worth a look: it is the exact south edge of the existing office zone, so Unit 4 becomes a self-contained end unit with the built office, its own drive-in and 100'-6" of frontage.

What changed from the current site plan
How the areas reconcile. 525' x 214' is 112,350 SF, which is 311 SF short of
the 112,661 SF stated on A-100. The difference is the projection at the south-east corner
holding the water service and electrical rooms, which sits outside the 214' dock wall line.
Unit areas here are the warehouse rectangle, unit length x 214', with the 311 SF added to
whichever unit contains that projection, so every option sums to exactly 112,661 SF.
Confirm the split against Ford's own take-off; if their number lands differently, the only
unit affected is the south end one.
Dock door counts. The two-unit artboard shows 7 + 7 doors and the three-unit
artboard shows 7 + 4 + 2. The shell plan has 26 dock doors on Building A, doors 101
through 126. In those two artboards the trailer-parking graphic was drawn over most of the
door run, so roughly half the doors disappeared. The four-unit and single-tenant artboards
total 26 correctly, but the four-unit split (4 / 9 / 8 / 5) does not match where the doors
actually sit.
Demising walls now land on column lines. The artboard walls fall mid-bay. The
real grid runs 46'-6" at each end with eight 54'-0" bays between column lines 2 and 10, so
the only clean demising points are 54' apart. That fixes the practical unit increment at
±11,556 SF and the smallest sensible end unit at 100'-6" of length, or
±21,507 SF at the north end and ±21,818 SF at the south end. That is the size
the draft flyer already carries as 21,300 SF.
Building depth. Market at 214'. The A-100 dimension chain reads 238'-0"
overall because it runs past the dock wall (line E) to line F, 24' out in the truck court,
where the ramp walls and the mechanical rooms sit. 525' x 214' reconciles with the stated
112,661 SF; 525' x 238' does not.
Offices. The shell plan puts a built speculative office at the south end
on the west wall, and a 4,992 SF future office shell at the north end. The
site plan shows a 2,503 SF office at the south end, which A-100 does not dimension, and
labels the north end built-to-suit. Confirm the south office area against TA-1.1 before
the 2,503 SF figure goes into a proposal, and use 4,992 SF for the north end.
The north end unit is dock-poor in every option. The dock wall carries no doors
north of door 126, which is 431' from the south wall, because the north drive-in ramp and
the 46'-6" end bay take that frontage. Any unit that stops short of column line 8 ends up
above 5,500 SF per dock door against a 4,333 SF building average.
Coded note N3 details knock-out panels for future dock doors and levelers, so ask Ford
& Associates how many are provided in the north end bay before the north unit is
marketed as fully dock-served.
Deep, narrow units. At 214' deep, a 108' unit gives a 2:1 depth-to-frontage
ratio. That suits storage and light manufacturing but works against cross-dock and
high-throughput distribution. If a four-unit split is the target, expect the two middle
units to trade at a discount to the ends.
House utilities. The water service room and the electrical room, 280 SF each,
sit in the projection at the south-east corner and serve the whole building. In every
option they land inside the south unit, so the lease needs an access easement and a
utility cost-sharing mechanism.
Egress and structure. Three exterior egress stairs interrupt the dock run at
147'-6", 242'-0" and 336'-6" from the south wall, each taking one door position. They do
not align with column lines, so they can end up close to a demising wall. The four-unit
option leaves the north unit without one.
